Many Realtors today are working what I call the shotgun method. That is piling up as many Listings as they can in their inventory as possible, at any price, to try to get as many calls from possible buyers as they can. I don’t work that way. I still consider what I do a service for my Clients. I take the time to discuss with my clients what their wants and needs are, then do the homework that it takes to find out if those wants and needs can be met. This is why my success rate is well above 90%. Instead of grabbing a listing at any price and turning a clients life upside down then frustrating them with not meeting their goals, I have been known to tell clients that they would be better off waiting until their local market conditions improve enough to meet their goals, or if they have to sell and can’t wait for the market to improve, what they can realistically expect. Almost everyone that I work with appreciates someone being honest with him or her about the market. We have all heard about the number of foreclosures in the market today. That affects every area differently; some areas have a higher percentage of foreclosures than others and that will affect the time on the market and pricing. I am not saying that the foreclosures are driving the market, but it has a profound affect on what is happening in different areas. All of this information to include the number of short sales in the area must be taken into consideration when you are trying to sell a house.
I perform the same service for Buyers. If what they want at the price they want to pay is not available in the area they want to look is not available, I will help them understand that something has to change. Rather than waste they’re valuable time showing them houses that do not fit their needs, we will discuss the different areas that may have what they are looking for. We will also discuss what the houses that fit their wants and needs are selling for in the area they want to live in and how that will affect their mortgage payment. With the interest rate at 6% your mortgage payment changes by $6.00 per thousand dollars of loan amount. $10,000.00 of loan amount raises or lowers your payment by $60.00, however a half of a point raise in interest rate to 6.5% raises the payment by $6.50 per thousand dollars. I make very sure that they have all of the information they need to make an intelligent decision when making an investment in a home.
